Q. Who will build my home?

Q. What are the building requirements in the community?

 

Your home must be a minimum of 1600 square feet finished on the main level if you are building a ranch style home, 2000 square feet finished above grade if you are building a 2-story home.  Most of the homes in Eastbrook’s “Americana” and “Designer” series fit within these ranges.

 

 

Q. What will the price of my home be and what does it include?

 

Base price of home and lot start in the high $200,000’s.  Lot prices start at $77,900.  Base prices include features specific to each series of home and will differ depending on what plan you choose.  Once you narrow down the home plans you like most, we can help you determine what comes as a standard feature with your home and where you may want to make additional investments.

 

 

Q. How much are the dues and what do they include?

 

Association dues will be approximately $1000 annually.  The dues include common area maintenance, snowplowing and salting of the roads, trash removal, and operation and maintenance of the community sanitary system.  There is a one-time association buy-in of $250.

 

 

Q. What is a community sanitary system?

 

This system takes the place of a public sewer and draws waste from your home into a treatment system underground in the open space of Sycamore Woods. It is maintained by a certified operator and costs are covered as part of your yearly dues.  Similar successful systems are in the Blackberry community off of Knapp and the Saddle Ridge community in Rockford.

 

 

Q. How does financing work?

 

Unlike with other builders, you do not need construction financing to purchase a home in Sycamore Woods.  You simply obtain an end loan.  Your down payment will be due at the time your final selections are made, and the closing on your loan will take place when your home is completed.
